Vista Realty proposes latest project off busy Jonesboro Road corridor

Vista Realty Partners of Atlanta, GA is proposing the latest project along the busy Jonesboro Road corridor in McDonough. The company recently built the nearby Carmel Vista apartments off Mt. Carmel Road. The new proposal will go before the zoning advisory board on Thursday, November 18.

Vista Realty Partners is seeking the rezoning of thirty-three acres to mixed use (MU). The property presently has a split zoning between commercial and residential. The land is located on the north side of Jonesboro Road west of Mt. Carmel Road. Specifically, the area lies between the new park and ride lot and Bojangles.

The project includes a mixture of multifamily residential and commercial space. More info, such as the number of units, is not yet available. Henry County typically posts meeting packets the week before a meeting.

The company’s latest project, Carmel Vista, has 230 units. The apartments features a big-house style where every unit has ground floor entry. Prior to Carmel Vista, the company built Bridge Mill Vista in McDonough and Glenwood Vista in Stockbridge. Bridge Mill Vista apartments sold in 2016 and rebranded as Hampton Point.

Jonesboro Road corridor

In recent memory, the county has seen an influx of rezoning requests along the Jonesboro Road corridor. The Carmel Vista apartments and Mt. Carmel park and ride lot were two of the earlier requests. Now, several others are pending for a zoning decision.

At the time of writing, rezoning requests mentioned below are pending:

  • 102 acres at Bridges Road and Willow Lane (article)
    The Reservoir Group, LLC of Madison, GA is proposing 483 units next to I-75. The project includes 312 townhomes and 171 single-family detached lots. The BOC will consider the request on Tuesday, November 16.
  • 72 acres off Jonesboro Road north of Heritage Way (article)
    The Reservoir Group, LLC of Madison, GA is proposing 135 lots next to Monticello subdivision. The property appeared before the zoning advisory board in September.
  • 54 acres off North Bridges Road (article)
    Crow Holdings Industrial has requested a zoning reversion to M-1 (light manufacturing). The request would support a 450,000 square feet warehouse. The BOC considered the request in October. They tabled the rezoning request.
  • 27.5 acres off Foster Drive (article)
    The ZAB in July heard a request for rental townhomes. The project by Davidson Homes consists of 222 units.

In addition, the BOC approved the rezoning for new apartments off Foster Drive. Arlington Properties of Birmingham, AL plans to construct 260 units at the location. Another mixed use rezoning request off Mill Road has not been rescheduled following a split vote by the BOC earlier in the year.

Henry County Schools owns property in the area off Willow Lane. The district plans to open a new elementary school in August 2024. Construction will commence starting next year. Funds for the project come from education SPLOST VI.
