The Henry County Zoning Advisory Board considered a rezoning request off Jonesboro Road on Thursday, September 30. The seventy-two acre property is located north of Heritage Way.
The applicant, The Reservoir Group, LLC of Madison, GA, is requesting a rezoning from RA (residential agricultural) to MU (mixed use). In addition, they applied for an amendment to the future land use map. Presently, the FLUM supports low-density residential development at the location. The applicant is requesting a change to mixed use.
Jonesboro Road north of Heritage Way
The Reservoir Group is proposing to construct the following: fifty-five (55) single-family detached homes and eighty (80) townhomes. There are a total of 135 lots. In addition, they are preserving five (5) one-acre commercial outparcels. There are no immediate plans for the commercial space.
Single-family homes have a minimum lot size of 10,890 square feet. This measures one-quarter of an acre. Home sizes would start at 2,300 square feet. Townhomes range between 1,900–2,300 square feet.
Projected price points start at mid to high $300k’s for single-family homes, and low $300k’s for townhomes.
The development would provide gated access for residents. Other planned amenities include an open air pavilion, outdoor fire pit and bocce ball courts. A central landscaped roundabout leads into the residences.
Road access is along Jonesboro Road. The property’s road frontage has right-in / right-out access only. A second entrance would be off James Madison Court. The applicant agreed to make the second entrance for emergency access only. This will prevent residents from driving through the adjacent Monticello subdivision.
Planning staff recommended approval of the rezoning request as well as the future land use map amendment. They cited a recent zoning approval off Foster Drive as precedent for the mixed use zoning. The zoning advisory board supported staff’s position when making their recommendations. The board of commissioners will hear the requests at a later date to make a final decision.
