
Arlington Properties of Birmingham, AL can now proceed forward with development in McDonough. The Henry County commissioners approved their rezoning request earlier this month. The company plans to build new apartments off Foster Drive.
The company is planning a 260-unit development on 18.2 acres. In addition, the project includes 5,000 square feet of retail space.

Foster Drive Apartments
The new apartment complex will be north of Resurgens Orthopaedics. Road access will be via two points off Foster Drive. Entrances will align with the existing LA Fitness and movie theater driveways.
The subject property has a mixed use designation on the future land use map. This allows development up to 16 net units per acre. It also encourages a mixture of uses within projects. The project has a net density of 15 units per acre. Planning staff and the zoning advisory board previously recommended approval of the project.
The applicant agreed to reduce the percentage of three-bedroom units when discussing zoning conditions. The original proposal included forty three-bedroom units or 15%. Zoning conditions stipulate the following unit breakdown:
- Min of 40% one-bedroom units (104 units)
- Max of 50% two-bedroom units (130 units)
- Max of 10% three-bedroom units (26 units)
Rent will start at $1,500 for the development.
Community Amenities
The development will include a central clubhouse as well as swimming pool. Other planned amenities include a walking trail, fitness room and dog park.
The main building will feature 5,000 square feet of commercial space on its ground floor. The area can be either retail or office space depending on the end user. In addition, public parking spaces will be made available. The main building will also house the leasing office.
The rest of the development will feature gated access. The management company will employ onsite security officers and maintenance staff.

Foster Drive Townhomes
In July, the zoning advisory board considered another nearby rezoning request. Davidson Homes of Marietta, GA is requesting RM (multifamily residential) zoning for a rental townhome community. The property is presently zoned RA (residential agricultural).
The 27.5-acre tract is off Foster Drive. The tract’s southern property line runs adjacent to the future apartments. The project is proposing a thirty-foot undisturbed buffer around the property.
The applicant is proposing a 222-unit development. The project consists of two and three-bedroom units. A two-bedroom unit will measure around 1,600 square feet, whereas three-bedroom units will have roughly 1,800 square feet. Each unit will be 24’ wide. By comparison, townhomes are commonly 20’ wide. In addition, all units will feature a two-car garage. An on-site management company would maintain all building exteriors and landscaping.
Estimated rents will start at $2,000 per month for a two-bedroom unit, and $2,150 per month for three bedrooms. The company is looking to market to young couples and single individuals. The location has close proximity to the I-75 managed lanes access ramp as well as the under-construction park & ride lot.
The subject property has a high-density designation on the future land use map. This supports up to 16 net units per acre. The applicant’s concept has a net density of 8.31 units per acre. Planning staff and the zoning advisory board recommended approval of the request.
The case has not yet been scheduled before the board of commissioners. The BOC must hear the case and make a final decision.
