Applicant proposes North Bridges Road warehouse

Crow Holdings Industrial built a new distribution center on Declaration Drive in 2020. Now, they are proposing two new projects in Henry County. Declaration Logistics Center phase II is on Jerry Steele Lane off Declaration Drive. North Bridges Logistic Center is on North Bridges Road near Jonesboro Road.

Declaration Logistics Center phase I consists of 268,940 square feet. Earlier this year, Feit Electric leased the building creating 120 jobs. The second phase measures 210,560 sq ft. Phase II is pre-leasing with an estimated availability of February 2022. The zoning already supports industrial use.

North Bridges Road

The proposed distribution center on North Bridges Road requires a zoning change from C-3 (highway commercial) to M-1 (light manufacturing). The property was zoned M-1 between 1988 and 2016. CHI/Acquisitions, LP of Atlanta, GA applied for the rezoning request. They also applied to amend the future land use map from mixed use to industrial.

In 2016, Henry County rezoned the fifty-four acre tract as part of the larger “Henry Promenade” concept. The project proposed 856,000 square feet of commercial space. It included retail space, restaurants, a theater and two hotels. The development never materialized. Since then, several land owners within the project requested and received a zoning reversion. This reversed their part of the commercial rezoning. This presently prevents the area from building as one large commercial development.

The Smith, Welch, Webb & White law firm — representing the applicant — is seeking a similar zoning reversion. If the property off North Bridges Road returns to its M-1 zoning, then the proposed distribution space can build. The proposed building measures 450,000 square feet.

Planning staff are recommending denial of the request. The zoning advisory board considered the applicant’s request during the May 27 meeting. They recommended denial. The final decision rests with the board of commissioners.
