Canyon Springs Apartments is in final design stages before beginning construction on Jonesboro Road in McDonough. The new complex, approved by the county commissioners in 2017, will be located off Towne Centre Village Drive beside the existing Mandalay Villas.

Canyon Springs is planning 223 units on 7.71 +/- acres for its first phase. The complex will feature “resort style” construction with high-end amenities and internal access to the units. This is to provide contrast with the three-hundred “big house” style units found within Mandalay Villas.

The number of units breaks down to include 99 one-bedroom units, 112 two-bedroom units, and 12 three-bedroom units. A zoning condition stipulated by the BOC requires at least seventy-five percent of units to have either one or two bedrooms.

A variance request to reduce the amount of required parking at the apartments was presented to the zoning advisory board in May 2019. The ZAB approved the variance to reduce the number of required parking spaces from 446 spaces to 404. The developer stated a strict parking agreement will be enforced with tenants to ensure the reduced parking is sufficient.

The original applicant, Adler Properties of Atlanta, GA, first proposed 597 units on 18.47 acres. The BOC turned down the request for more units in June 2018 allowing a maximum of 240 units that could be built. In November 2019, commissioners approved a request for an additional three-hundred units allowing a total of 540 in Canyon Springs.
