Commissioners approve request for additional units off Towne Centre Village Drive

In a request to modify zoning conditions that the board had previously declined a year ago, the BOC unanimously approved allowing an additional three-hundred apartment units off Towne Centre Village Drive in Dutchtown. The additional three-hundred units will allow up to 840 units on 51.44 +/- acres zoned RM (multifamily residential).

The approval will result in 16.33 units per acre, a higher density than the land use plan supports, when considering the 51.44-acre area. The new apartments will have 29.2 units per acre, likely the most dense development in Henry County.

Adler Properties, LLC of Brookhaven, GA submitted the request. The company is actively developing 223 units in phase I of Canyon Springs apartments on the east side of Towne Centre Village Drive. Conceptual plans show an additional 316 units will be built on the west side of Towne Centre.

Canyon Springs apartments offer what Commissioner Clemmons described as a “live work play” community within walking distance to commercial shops and restaurants along Jonesboro Road.

In 2017, the commissioners approved a modification to expand the apartments area. The approval enlarged the apartments area from 35.35 acres to 51.44 acres. It also allowed for 240 new units for a total of 540. The existing Mandalay Villas, constructed in 2007, represent the original three-hundred units.

In 2018, the applicant requested to increase the total number of units. The request was to build 897 units up from the 540-unit approval. The board of commissioners at the time denied the request.
