
Stockbridge officials are scheduled to consider in the next month a master plan for Patrick Henry Parkway. The development proposes a mixture of apartments, single-family homes, retail and office space. The project has 878 units. Since 2022, over 1,600 units have either started construction or been approved in the vicinity. An updated article is now available.
Patrick Henry Parkway Master Plan
The Patrick Henry Parkway Master Plan is a collaboration between Stockbridge and property owners within the area. It covers 41 acres. The area is mostly on the west side of Patrick Henry Pkwy and parallel to I-75. A small portion is on the east side of Patrick Henry Pkwy. It is north of Jodeco Road.
The Stockbridge council first indicated their support for the master plan in November 2023. At the time, Councilman Alexander remarked “the proposed master plan will change the map for Stockbridge.” Council members Gantt and Thomas also expressed excitement for the project.
Now, city staff have initiated a rezoning request for the property. Staff are proposing to rezone the forty-one acres from RR (rural residential) to PUD (planned unit development). The city’s planning commission will consider the request during their September meeting. They will meet on Thursday, September 19.
The city council will tentatively consider the request in October. Their meeting is on Monday, October 14.
The Master Plan
The master plan proposes a mixture of apartments, townhomes and single-family homes. There is also retail space, office space and a hotel. The apartment buildings closest to Jodeco Road would be four stories. Further north along Patrick Henry Pkwy, the buildings would be three stories instead. A 4-story hotel and 2-3 story office buildings are mixed-in as well.

According to the city’s presentation, they believe the project would bring the following benefits to Stockbridge:
- Establishment Valuation of Project is $350 Million
- New Entertainment Venues
- New Restaurants Establishment
- New Job Opportunities
- Signature Project for Stockbridge and Henry County

The Vicinity
The proposed development is in the immediate vicinity of several other projects. There are eight other residential projects within the area. They include the following:
- four apartment complexes,
- two townhome projects, and
- senior apartments.
In addition, there is an upcoming ”horizontal multifamily” project directly across the street. A map of those projects, and the number of units, is below. Altogether, the area has the following units on the horizon:
- 1,162 apartments,
- 190 senior apartments, and
- 326 townhomes and / or single-family rental units
- Total: 1,678 units
The Patrick Henry Parkway master plan would add an additional 878 units to the area.
