Annexations Approved for Apartments on Jodeco & Patrick Henry

Three land owners seeking annexation into Stockbridge received approval in December and January. The applicants plan to construct multifamily housing on Jodeco Road and Patrick Henry Pkwy.

Altogether, the three projects comprise 780 units. This includes 644 apartments. The remaining 136 units will be single-family detached housing available for rent.

Annexations for Apartments

2250 Jodeco Road

First, Marketplace Storefronts LLC of Brookhaven, GA sought annexation and rezoning of 20.1 acres. The land is located at the northwest corner of I-75 and Jodeco Road. In addition, the future western parallel connector bisects the property.

The applicant plans to develop 320 apartments on the property. They will be on the east side of the property. There is also space for retail buildings. The retail space measures 30,000 square feet. This will be on the west side, next to the existing self-storage business.

Marketplace Storefronts applied for and obtained zoning approval through Henry County in 2022. At the time, the county placed 32 conditions on the property.

In July 2023, the land owner applied to annex into Stockbridge. The city council approved this request in December 2023. The council also approved a change in zoning to PUD (planned unit development). City staff recommended the applicant follow the original conditions approved by Henry County.

Patrick Henry Pkwy Multifamily

The city council considered two multifamily requests on Patrick Henry Parkway. They approved one request each in December and January. Both applicants sought annexation and rezoning for their property.

77 & 87 Holloway Road

Land owners at 77 & 87 Holloway Road plan to construct single-family detached homes arranged in a cluster development. All units will be available for rent. Parking is in a central area and tenants must walk to their individual building.

There are a total of 136 units. The unit breakdown includes the following:

  • 44 one-bedroom units
  • 54 two-bedroom units
  • 38 three-bedroom units

The applicant — NexMetro Communities of Tampa, Florida — has developed similar communities in other states. Their brand, Avilla Homes, is in Arizona, Colorado, Florida and Texas. Stockbridge will be one of the first Georgia properties.

In December, the city council approved rezoning 14.2 acres to PUD (planned unit development). They also annexed the property into city limits. Henry County objected to the annexation in June 2023; however, the city decides whether to annex land. Georgia law does not allow the county to prevent it.

Waypoint Residential

Next, Waypoint Residential plans to construct 324 apartments on twenty acres. They presented their request for annexation and rezoning to PUD in January 2024. The city council likewise approved it. The property has twenty acres. It is located across the street from Eagles Landing Office Park.

The development plan includes eight buildings. Seven of the buildings would have 36 units each. This is typically a three-story building. The main building would house 72 units, the leasing office and limited retail space. The proposed retail space measures 5,000 square feet. Amenities shown on the project site plan include a pool and dog park.

Jodeco Road at Patrick Henry Pkwy Master Plan

Finally, Stockbridge officials are working on a master plan for Jodeco Road at Patrick Henry. The plan covers about 65 acres on the west side of Patrick Henry Pkwy. Though full details are not yet available, the proposal has about 900 units. The city council should consider later this year more details about it.
