Henry County Objects to Proposed Multifamily Housing

Nexmetro Communities is proposing to build their Avilla Homes product off Patrick Henry Parkway in Stockbridge. The concept offers detached homes built in close proximity and leased like multifamily.

The applicant is requesting to annex into Stockbridge city limits. Henry County filed an objection to the annexation at its June 6 meeting.

Avilla Homes Stockbridge

Nexmetro Communities is proposing a new 136-unit development on 14.2 acres. Their company builds the brand Avilla Homes. The brand consists of detached single-family homes, but built in a compact form factor. They own, manage and lease the units like multifamily units. Each unit offers private space and a back yard not typically seen in multifamily products.

Avilla Homes are presently in Arizona, Colorado, Texas and Florida. They closed on property last fall for their first Georgia project. It will be in South Fulton. Their parent company, Nexmetro Communities, has opened an Atlanta office in Peachtree City.

Avilla Homes Stockbridge would include the following:

  • 44 one-bedroom units,
  • 54 two-bedroom units, and
  • 36 three-bedroom units

One-bedroom units are built as a duplex. 2 & 3-bedroom units are separate buildings.

The project is located on the southern end of Patrick Henry Parkway. It would be behind the Encompass surgical rehab hospital. Presently, the property is in unincorporated Henry County. The applicant has sought annexation into Stockbridge city limits.

Objection to Annexation

Henry County objected to the proposed annexation. Their objection is because the proposal conflicts with the county’s moratorium. The county has a multifamily moratorium in effect since January. The applicant would not be able to seek rezoning in the county right now.

Following the objection, county and city staff will now seek a resolution. If necessary, state law allows for a five-member panel to hear the objection and rule on it. Objected annexations in Henry County rarely reach this stage. Stockbridge officials cannot consider approval on the project until the objection is resolved.
