
The Stockbridge council approved a city-sponsored rezoning request for the Patrick Henry Parkway master plan. The plan supports future mixed use development along the southern end of the corridor. City officials couldn’t share which businesses have expressed an interest in the site.
Patrick Henry Parkway Master Plan
The Patrick Henry Parkway master plan covers 41 acres. It is on the south end of Patrick Henry Pkwy, where the roadway terminates into Jodeco Road.
A previous site plan for the project had the following uses:
According to Stockbridge City Manager Fred Gardiner, they have decreased the number of apartments. Specifically, the northern portion of the site plan will not have apartments. It was previously illustrated this area could support up to 460 units. Instead, the city now has a letter of intent from an interested business or businesses to locate in this area. City officials could not share which business(es) those are. Finally, there’s a verbal letter of intent from a luxury car dealership to locate within the development.
The city council considered the master plan at their October 14 meeting. Before voting on the request, Councilman Elton Alexander shared his thoughts. Patrick Henry Parkway is located in his council district.
This development provides the first real opportunity [to attract certain businesses]. If the people understood who [the interested businesses] were, they would be very excited…The city manager was proactive to go to the businesses upfront.”
Alexander continued this project provides the future opportunity to widen Patrick Henry Parkway, and create a 10’ use path for golf carts and scooters. He closed “this is one of the highest-quality development standards in all of Georgia.”

The city council approved rezoning the property from rural residential to planned unit development (PUD). It appeared to pass unanimously. Councilwoman Barber was absent from the October 14 meeting.
The Surrounding Vicinity
MHF News previously published an overview of upcoming developments within the Patrick Henry Parkway vicinity. That overview is reprinted below for reference:
The proposed development is in the immediate vicinity of several other projects. There are eight other residential projects within the area. They include the following:
- four apartment complexes,
- two townhome projects, and
- senior apartments.
In addition, there is an upcoming ”horizontal multifamily” project directly across the street. A map of those projects, and the number of units, is below. Altogether, the area has the following units on the horizon:
- 1,162 apartments,
- 190 senior apartments, and
- 326 townhomes and / or single-family rental units
- Total: 1,678 units
The Patrick Henry Parkway master plan will add additional units. An updated number of units was not shared by the city.
