Land previously proposed to be built into tractor-trailer parking will now be considered for a residential subdivision. Applicants representing two parcels of land in the Luella area have filed rezoning requests for new homes.
The rezoning requests were presented to the zoning advisory board on Thursday, November 21. The board of commissioners will hear the requests at a later date to make a final decision.
The first property, consisting of 41.268 +/- acres, is located north of Hampton-Locust Grove Road north of Brindley Way. Land owner James H. Nutt III, working with local engineer Steve Moore of Moore Bass Consulting, is proposing fifty-eight (58) lots under the R-3 zoning district. Planned home sizes start at 2,200 square feet of heated floor space.
The property was considered this summer for rezoning to C-3 (highway commercial) as an expansion of tractor-trailer parking for the neighboring Home Depot distribution center. That rezoning request was withdrawn in September following community opposition to the idea. The new rezoning is accompanied by a concurrent request to amend the comprehensive land use plan from commercial to low-density residential.
Planning staff and the zoning advisory board have recommended approval of the comprehensive plan amendment and rezoning request. Proposed zoning conditions include forty-foot buffers along property boundaries, a visual buffer consisting of landscaping and fencing along the western property line, and a landscape buffer along Hampton-Locust Grove Road.
The second property, located southwest from the first, consists of thirty (30) +/- acres. Heritage Property Holdings, LLC of Stockbridge, GA is proposing twenty-four lots on the property in the R-1 zoning district.
The applicant is requesting the R-1 zoning district, requiring minimum lot sizes of one acre, because sewer service is not available to the property. Planning staff and the zoning advisory board have recommended approval of the request, with an added condition that the minimum home size shall start at 2,200 sq ft.
