

A new rezoning request in the Dutchtown community is proposing to build one-hundred forty-nine (149) lots on 54.45 +/- acres. The property is located at 1555 Chambers Road south of Jonesboro Road.
The request was presented to the zoning advisory board on Thursday, November 21. The board of commissioners will hear the request on Tuesday, February 4, 2020 at 9 am to make a final decision.
The applicant, the Reservoir Group of Watkinsville, GA, is proposing 107 detached single-family lots and 42 townhomes in an RS (residential suburban) development. Other RS projects approved in 2019 included 186.9 acres on Millers Mill Road in Woodland, also by the Reservoir Group, and Broder Farm on Flippen Road.
The residential suburban zoning district allows for a mixture of two of the following: single-family detached homes, townhouses, and duplexes. The RS zoning district allows single-family lot sizes as small as 7,260 square feet, or one-sixth of an acre. The applicant is proposing minimum lot sizes of 7,500 sq ft with some larger lots measuring 9,000 square feet.
Planning staff have recommended approval of the request. Proposed conditions include a thirty-foot landscaped buffer around the property, two-car garages, and covered porches on all single-family homes.
The zoning advisory board amended the condition regarding front porches to require covered porches on sixty percent of lots with covered awnings on the remaining forty percent. The ZAB unanimously recommended approval of the rezoning request.
