Townhomes, Cluster Homes and Data Center on the Zoning Board Agenda

The Henry County Zoning Advisory Board next meets on Thursday, October 10, 2024 at 6:30 pm. The zoning board will consider five rezoning requests. They include townhomes, cluster homes and a data center.

The zoning board will consider the applicants’ requests, then recommend either approval or denial. Each request must go before the board of commissioners at a later date for a final decision.

October 2024 Zoning Board

The zoning board meets at the Henry County Admin Building. It is located at 140 Henry Parkway in McDonough.

Rezoning Requests

  • RZ-24-08 Faizal Supariwala of McDonough, GA requests a rezoning from RA (Residential-Agricultural) to R-5 (Single-Family Residence) for property located at 297 & 309 Peach Drive. The property consists of 10.7 +/- acres and the request is for a detached cluster home development. District 4
  • Postponed - this case will be rescheduled for a later date.
    RZ-24-17 Ryan Homes of Peachtree Corners, GA requests a rezoning from RA (Residential-Agricultural) to RM (Multifamily Residential) for property located at south of Anvil Block Road, west of Bowden Road. The property consists of 43.78 +/- acres and the request is for a townhome development. District 2
  • Postponed - this case will be rescheduled for a later date.
    RZ-24-20 Strickland Road Farms, LLC of McDonough, GA requests a rezoning request from RA (Residential-Agricultural) to OI (Office-Institutional) for property located on Strickland Road, east of Simpson Mill Road and north of Walker Drive. The property consists of 249.8 +/- acres and the request is for a data center. District 5
  • District 5 RZ-24-21 Pulte Homes Company, LLC of Alpharetta, GA requests a rezoning from C-1 (Neighborhood Commercial) and OI (Office Institutional) to R-5 (Single-Family Residence) for property located at the southeast corner of the intersection of Jonesboro Road and Chambers Road. The property consists of 21.50 +/- acres and the request is for a townhome development. District 5

    This property had a rezoning request submitted in 2021 for apartments and townhomes. The board of commissioners last considered it in March 2023. They tabled it.
  • RZ-24-24 Mark Knight of Griffin, GA requests a rezoning from M-1 (Light Manufacturing) to C-2 (General Commercial) for property located east of Highway 155 South, north of Bill Gardner Parkway. The property consists of 2.94+/- acres and the request is for a commercial development. District 1

    This property is part of a proposed grocery store shopping center. The board approved part one of the proposed development in September 2024.

Other Agenda Items

In addition to the rezoning requests, the zoning board will consider three other items. They include one application to amend the comprehensive plan, and two variance requests.

Postponed: The comprehensive plan amendment is for the property off Simpson Mill Road. It is to amend the future land use map from Low Density Suburban to Office-Institutional. The applicant is proposing a data center at the location.

Both variance requests are for relief from development standards. They are for the following:

  • VR-24-10 Cynthia Graves of Stockbridge, GA requests a variance for property located at 1500 Pates Creek Road. The property consists of 1.16 +/- acres, and the request is for relief from development standards. District 2
  • VR-24-11 SEK Locust Grove, LLC of Augusta, GA requests a variance for property located east of Highway 155 South, north of Bill Gardner Parkway. The property consists of 27.757 +/- acres, and the request is for relief from development standards. District 1 

At the time of publication, Sunday, October 6, the meeting packet is not yet available. This will include the staff report, site plan and other details about each project. Henry County will share that information on the county’s meeting website when it is available.
