Another Data Center Wants to Build West of I-75 in Henry County

In June 2024, MHF News reported a data center was looking to build west of I-75. Now, about two months later, another nearby facility is interested in Henry County.

Each project is looking to build a 1.25 million square foot facility. Both locations first require a rezoning approval before they can build.

Simpson Mill Data Center

Henry County notified the state on Wednesday, July 31, about the request for a second project. The data center would be located north of Hampton-Locust Grove Road and east of Simpson Mill Road. This is in the Luella area.

The first project was for property at SR 20 and Rocky Creek Road. The adjacent map shows the location of the two properties. The same developer, Red Wolf DCD Properties, LLC, is behind both projects. Which company may be the intended end-user is not presently known.

The county notified the state about the project so that it can undergo a development of regional impact (DRI) review. The DRI review allows state agencies to review large developments for any transportation or environmental impacts. Henry County may not consider approving or denying the associated rezoning request until the DRI review is complete. The review can take about four to six months.

If the county approves the Simpson Mill Road project, then the developer has estimated its construction would be complete in 2028. That’s according to the DRI application.

At this time, the DRI review for the Rocky Creek Road project is in-progress. In addition, the zoning advisory board has not yet considered its rezoning request. Both steps must occur before the county commissioners can consider it.
