A request for additional apartments at Towne Center Village Drive off Jonesboro Road was denied by the Henry County Board of Commissioners on June 19. Adler Properties of Atlanta, Georgia had requested to increase the maximum number of units to 897, a significant increase over the 540 already approved.
The request originated because Adler Properties is transitioning to a “resort-style multi-family” development with high-end amenities and internal access to the units. Three-hundred apartments in the Mandalay Villas complex are included within the 540 unit count. The three-hundred units, constructed in 2007, are in a “big house” style with four units in each two-story dwelling.
Members of the BOC were against increasing the unit density beyond what is already approved. 18.47 acres are included within the rezoning area, and the request for 597 new units created a density of thirty-two units per acre. A residential density that high is not found within Henry County and the Future Land Use Map caps out at sixteen units per acre.
Requested changes to other zoning conditions were granted to remove a requirement for two-car garages on 50% of units and remove required tennis courts. Amenities in the complex will include a clubhouse, junior Olympic sized swimming pool, and a children’s playground.
An additional requirement imposed by Commissioner Clemmons is at least 75% of units must be one or two-bedroom. This is a common request added by the commissioner onto apartment complexes to encourage local housing options for the single or small family millennials and limit the impact on schools.
