
A developer planning to build condominiums on Westridge Parkway in McDonough has received approval. The property is located immediately behind the Publix at Westridge shopping center.
Westridge Parkway Condominiums
JRC Farris, LLC of Johns Creek, GA applied to modify a master development plan for 12.8 acres. The group purchased the property in 2021. The twelve acres are part of the larger Westridge planned development first approved in 1999. The property in question had office zoning from 1999 to now. There had been little to no interest in office development at the location, according to the applicant, resulting in only a dentist’s office to locate there in 25 years.
The planned development has 132 condominiums consisting of two and three-story units. The units are considered condos, not townhomes, because the home owner will own only the interior of their unit. The HOA will own and maintain the building exteriors, common areas and all amenities. The project will offer for-sale units. The zoning conditions have a 5% rental cap.
The condominiums include the following:
- 34 three-story 4-bedroom units,
- 78 three-story 3-bedroom units, and
- 20 two-story 2-bedroom units.
All 3-story units have a two-car garage. The 2-story units will have a one-car garage. The three-story units are located on the interior of the site. The two-story units are then on the perimeter. They are intended to provide a transition from the three-story units to two-story units, and lastly, the adjacent senior subdivision. The condos will have an estimated 1,200-1,800 square feet each. Projected price points start in the mid $300 thousands.
Project amenities include two pickleball courts, a pool and cabana, and dog park. The community will have gated access.
The county’s future land use map supports high-density mixed-use development on the property. This category supports 8-20 net units per acre. The applicant’s project has a net density of 10.7 units per acre.
During the public hearing, several nearby residents voiced concerns about noise from the pickleball courts. The applicant agreed to reconsider their location and look at relocating them further away from the adjacent subdivision. There will also be a 20’ buffer beside the adjacent subdivisions.
Board Comments and Vote
The board of commissioners considered the proposal at their February 25, 2025 meeting. Commissioner Lewis, in whose district the property is located, shared “this is the third iteration of this development. When this was originally proposed, it was all rental units and close to 200 units.” Subsequent revisions brought the project down to 132 fee-simple units. “There’s an important need to offer affordable housing,” continued Lewis.
Commissioner Wilson and Chair Harrell asked if the condos would have sprinkler units. According to county staff and the applicant, the county code classifies condos as a commercial development. Because of this, the code would require sprinklers within each unit.
The board voted 4-1-1 to approve the modification of the Westridge master plan. Commissioner Wilson voted in opposition and Chair Harrell abstained.
