DRB Group of Fayetteville, GA submitted the rezoning request in 2022. They applied to rezone the land from RA to R-1. This would allow one-acre lots. The property has 244 acres. At the time of their zoning board meeting, the project had 162 lots.

The board of commissioners have their first meeting of the new year on Tuesday, January 7. It will be at 9 am. A public hearing and vote on the rezoning request are scheduled for this meeting. The meeting agenda should be available on or about January 2. The agenda will include more details, such as any changes to the proposed site plan since 2022. It will also include recommended zoning conditions.

Two other subdivisions have gained approval in the immediate vicinity. They include Norman Estates now under construction behind the Publix shopping center. A second subdivision will be to the north and east of state route 81 at Keys Ferry Road. That subdivision will have 177 lots on 210 acres. Estimated price points are $600 to $800 thousand.

In addition, more retail space is coming soon on Highway 81. It will be east of Publix.

Finally, a mixed use project is looking to build at the northwest corner of SR 81 and North Ola Road. The developer is proposing an age-restricted senior subdivision and retail space. They held multiple community meetings during 2024. They anticipate presenting to the zoning board in early 2025.
