Zoning Board recommends denial of Ola, Kelleytown requests

The zoning advisory board met on Thursday, October 13. During their meeting, the board recommended denial of rezoning requests in the Ola and Kelleytown areas. Both requests must go before the board of commissioners for a final decision at a later date.

The rezoning requests — proposing new subdivisions — are located off Keys Ferry Road and Airline Road. DRB Group of Fayetteville, GA is the applicant for both requests.

Airline Road

The proposed subdivision on Airline Road consists of 49 lots on fifty-one acres. The property is located southwest of the intersection Airline Road at Kelleytown Road. To support their proposed development, the applicant is requesting a rezoning to R-2 (single-family residential). Further, they are also seeking to amend the land use map from rural residential to low-density residential.

The proposed development is inconsistent with the land use map. The land use map — a portion of the county’s comprehensive land use plan — supports rural residential development. This allows for residential development up to one net unit per acre. By contrast, the applicant’s proposed development has 1.08 net units per acre.

Planning staff recommended denial of the proposed rezoning request and amendment to the land use map. Following the ZAB recommendation of denial, both cases will now carry forward to the county commissioners.

Keys Ferry Road subdivision

The request on Keys Ferry Road consists of 244 acres. The proposed subdivision has 162 lots. Vehicle access would be via one entrance each off state route 81 and Keys Ferry Road.

DRB Group is likewise asking to amend the land use map on Keys Ferry Road. The property has a rural residential category as on Airline Road. This property too is seeking a change to low-density residential. Different from Airline Road, the applicant is requesting R-1 zoning on Keys Ferry Road. The R-1 zoning district allows minimum lot sizes of one acre.

Planning staff recommended denial of the applicant’s requests. The Keys Ferry Road request will also go to the board of commissioners for a final decision. The cases will presumably present to the commissioners after the new year.
