Keys Ferry Road, Airline Road subdivisions on Thursday zoning agenda

The zoning advisory board meets this Thursday, October 13, starting at 6:30 pm. On their agenda are two proposed subdivisions off Airline Road and Keys Ferry Road. The applicant for both requests is DRB Group, LLC of Fayetteville.

The zoning board meets at the county admin building located on Henry Parkway in McDonough. Meetings are open to the public with opportunities to speak on each case.

Airline Road Subdivision

The proposed subdivision on Airline Road is located south of Kelleytown Road. The property is to the southeast of Airline Road at Kelleytown. It consists of fifty-one acres.

The applicant, DRB Group, is proposing a forty-nine lot subdivision. Their rezoning request is for R-2 (single-family residential) zoning. The R-2 zoning district allows lot sizes of 30,000 square feet when on septic. Presently, the property has RA (residential agricultural) zoning.

The subject property has a rural residential label on the future land use map. To support their proposal, the applicant is seeking to change this to low-density residential. Low-density allows up to two net units per acre whereas rural residential is for development less than one unit per acre.

Following staff review, planning & zoning staff are recommending denial of the applicant’s requests. If left zoned as is, the RA zoning district allows new subdivisions with two-acre lots.

Keys Ferry Road

The Keys Ferry Road proposal — also by DRB Group — consists of 244 acres. The land is at the southwest corner of highway 81 and Keys Ferry Road. One entrance each would be off the two roads.

The applicant is seeking a rezoning to R-1 (single-family residential). This allows minimum lot sizes of one acre. The proposed development has 162 lots.

In addition, DRB Group is seeking to amend the future land use map. The property has a current rural residential designation; their request would amend the map to low-density. Although their request has a net density of 0.83 units per acre — below the limit for rural residential — the comprehensive plan does not support R-1 zoning within rural areas.

Planning staff are recommending denial of both requests after their review.

The zoning board will make a recommendation on each case during Thursday’s meeting. The board of commissioners will consider the requests at a later date to make a final decision.
