Locust Grove, Henry County approve new distribution centers

Locust Grove and Henry County approved zoning changes that will allow for the construction of new distribution centers. The developments are infill projects near existing industrial land uses.

The projects are off state route 155 and Bethlehem Road.

New Distribution Centers

Locust Grove approved the rezoning of 157 acres during the Monday night, October 3, council meeting. Majestic Realty Co. of Atlanta, GA submitted the rezoning request for M-1 (light manufacturing).

The rezoning request is part of a larger four-building development by Majestic Realty. The project, entitled “NS Logistics South,” plans to build a total of 1.865 square feet of industrial space. Permitting for the first phase of the project is concurrently underway within the city.

Vehicle access for the development will be off Bethlehem Road. As part of the zoning conditions, the applicant agreed to contribute $100,000 towards the cost of a traffic light at state route 42 and Bethlehem Road.

North-South Connector Road

The city and developer previously discussed the possibility of a north-south connector road through the property. This possible road would connect King Mill Court and Bethlehem Road. In addition, the property owner, Norfolk Southern Railroad, took part in discussions.

The purpose of the connector road would allow freight traffic to better access the subject property. Norfolk Southern required the road, if it occurs, to be a private roadway. This is because of safety requirements at railroad crossings on a public road.

The final zoning conditions require the applicant to construct a north-south road concurrent with their development. There is no guarantee the road will ever connect all the way to King Mill Court. Until such time as this may occur, the north-south road is essentially the driveway to serve the industrial buildings.

Highway 155 near Prologis / Home Depot

On Tuesday, October 4, Henry County approved a modification of conditions on highway 155. Specifically, the land is on the east side of highway 155 across from Prologis Park Road and the Home Depot distribution centers.

Previously, the land was divided into four pods. The four pods allowed for commercial use in the center of the property — as running from north to south — with industrial use on either side. Now, the industrial space is concentrated on the northern half of the property. The future commercial use is on the south end. The total acreage allocated for either use did not change.

The change allows for a new 420,000 square feet distribution center to locate on the property. The industrial property will consist of 67.75 acres.
