
A new subdivision with one-acre lots and 2/3-acre lots received zoning approval in January 2024. The 210-acre property is located at highway 81 and Keys Ferry Road.
Home prices in the future subdivision expect to start in the $600 thousands.
Highway 81 Subdivision in Ola
Brent Holdings, LLC of Fayetteville, GA applied to rezone the property. They sought rezoning from RA (residential agricultural) to R-2 (single-family residential). The property does not have access to sewer service. Because of this, the minimum lot size will be 30,000 square feet (2/3-acre). In addition, the applicant has set aside about one-third of the property for one-acre lots. The lots include the following:
- 109 lots measuring 30,000 square feet
- 68 lots measuring 1 acre
- Total of 177 lots
The zoning conditions require each home to have a two-car garage. They shall also be side-entry. The applicant did not indicate a square footage for the homes; however, they intend to build large homes given the large lots. In 2023, at the time of the zoning advisory board meeting, the applicant suggested price points between $500 to $800 thousand. At the board of commissioners meeting, they updated this number for price points to start in the $600 thousands.
Required amenities include a community pool and children’s playground. The property is also within the highway corridor overlay district, which requires wider sidewalks and street trees. The subdivision will have gated entrances. Finally, there will be a 70’ buffer along highway 81. The remainder of the property will have a 30’ perimeter buffer.
Keys Ferry Road Extension
During the zoning process, the applicant agreed to donate right of way for the Keys Ferry Road extension. This proposed road project would connect Keys Ferry Road and North Ola Road. The new road would tie into North Ola across from the high school driveway.
The county’s upcoming SPLOST VI referendum in November is one possible option to provide funding for the project. The county’s SPLOST VI committee is holding meetings now.
