Selman Station Subdivision Approved on Highway 155

Henry County commissioners on Tuesday, November 5, considered a rezoning request along Highway 155. They approved the request by Smith Douglas Homes. The 210-unit subdivision, entitled Selman Station, has a mix of townhomes and single-family detached homes.

Selman Station Subdivision

Smith Douglas Homes applied to rezone 42.65 acres off Highway 155. The property is located on the west side of SR 155 and south of Farris Drive. Specifically, they applied to rezone the land from RA and C-2 to RM (multifamily residential). Some county documents listed the applicant was seeking R-5 zoning. MHF News previously reported the request as such.

According to the pre-application meeting notes, the applicant originally proposed a 245-unit townhome development. The final plan has a mixture of single-family detached homes and townhomes. There are 210 units. The subdivision is entitled Selman Station.

The subdivision plans to construct the following:

  • 51 rear-access single-family detached homes,
  • 19 front-entry single-family detached homes,
  • 100 rear-access townhomes, and
  • 28 front-entry townhomes.

Note: the total does not add up to 210 units.

The zoning conditions allow up to 140 townhomes and 70 single-family homes. In addition, no more than 10% of units may be rentals at one time. Construction will last an estimated three years.

Students who reside here would attend Bethlehem Elementary School, Luella Middle and Luella High School. The school district estimates 205 students will reside within the subdivision.

The townhomes will start at 1,700 square feet. Single-family homes would start at 1,500 sq ft. Estimated price points start in the low $300 thousands. The average price would be in the mid to high $300 thousands.

About 14 acres of the site will be open space. The subdivision has four pocket pockets as well as an amenity area. Amenities will include a pool, dog park, playground and cabana.

About the Builder

Smith Douglas Homes is a southeast regional homebuilder. Their company founded in 2008. Their Atlanta portfolio is concentrated in northwest Georgia. This may be their first Henry County project. In addition, the company is building Trellis Park subdivision in nearby Lovejoy.

Highway 155 & Board Vote

Chair Harrell asked county staff about the status on widening highway 155. According to the county’s public works director Roque Romero, it’s a state project. Georgia DOT is in concept development. This is part of initial design work. Romero estimated the state could widen the road in eight to ten years. The project would be between I-75 and Hampton-Locust Grove Road. A separate project will widen SR 155 between I-75 and SR 42.

The board of commissioners voted 4-1-1 to approve the rezoning request. Chair Harrell abstained from the vote. She expressed concerns about the traffic on highway 155. Commissioner Wilson voted in opposition. He regularly votes against townhomes projects.
