Upcoming Apartments on Highway 155 See a Name Change

An under-construction apartments project has changed its name and brand. The property is on highway 155 in McDonough.

The Weldon by Broadstone, previously reported as Prose McDonough, will have 330 units. It is at highway 155 and Greenwood Industrial.

The Weldon by Broadstone

Alliance Residential Company of Atlanta, GA started construction in May 2024 on their new apartments project. Permit applications refer to the site as Prose McDonough. Prose is the company’s workforce housing brand. Now, a press release has shared a new name for the project: The Weldon by Broadstone. This reflects not only a name change, but also a shift from the company’s workforce housing brand to its primary Broadstone brand.

What is Broadstone? The company’s website offers the following: ”Broadstone, Alliance’s core multifamily brand was established 2001 to deliver an elevated custom residential experience in sought after urban and suburban markets.” The Broadstone brand is most-often found in urban areas. Here are a few examples from the Atlanta area:

  • Downtown Atlanta – Broadstone Metal Works – 278 units on 2.53 acres,
  • Upper Westside – Broadstone Upper Westside – 314 units on 12 acres, and
  • Norcross – Broadstone Junction – 290 units on 12 acres.

By comparison, the McDonough site will have 330 units on 47 acres. About one-third of the site, or about 15–16 acres, is being developed. The project’s net density is eight units per acre.

The company expects the project to welcome its first residents in early 2026.

About the Property

The Weldon by Broadstone will be at Highway 155 and Greenwood Industrial Parkway. Specifically, the property is to the west of the intersection. Historically the land was zoned for industrial use. It was the subject of multiple rezoning requests starting in 2017. The owner wanted to change the zoning from industrial to multifamily. This request would ultimately be approved in March 2023. Commissioners voted 3–2 to approve Alliance Residential’s rezoning request.

The main entrance will be at the signal with Greenwood Industrial. A secondary exit will be further south. Site amenities plan to include the following:

  • courtyard with grilling stations,
  • resort-style saltwater pool,
  • a mid-century inspired resident clubroom with entertainment kitchen,
  • 24-hour fitness center, and
  • mailroom with a Luxer One package concierge.

The 330 units will range from 810 to 1,182 square feet. Unit finishes will include stainless steel appliances, in-unit laundry and kitchen islands. There will be one-bedroom and two-bedroom units. Estimated rent rates are not yet available.

Comparison to Prose Fairview

An online search for Broadstone apartments will reveal images of four and five-story buildings. By contrast, the McDonough site will have three-story buildings. Each building will have thirty units; there’s eleven buildings in total.

The company’s Prose Fairview apartments in Covington appears most similar to the size and scope we can expect in McDonough. That project finished in 2022. The adjacent photos are from such location.

Prose Fairview, later sold and rebranded to Fairview Springs, is a 318-unit property. It too consists entirely of one and two-bedroom units. Finally, both properties had the same architect, Dynamik Design.
