Next Industrial Building in Locust Grove Looks to Start Construction

A new 500,000 square-foot industrial building will be starting construction soon in Locust Grove. The building, to be off Price Drive, secured construction financing in May 2024.

The building is part of the Cubes at Locust Grove industrial park. The new building will be on about 45 acres.

Cubes at Locust Grove Building C

The Cubes at Locust Grove first started zoning review in 2016. The industrial park is located along Price Drive west of I-75. Phase one was a 1 million square-foot building. It finished construction in 2017. Since then, as the project plans evolved, the industrial park now encompasses about 430 acres. Altogether, the development is planning six buildings.

Construction began last year on the Andersen Windows building. Their facility will manufacture windows for the Renewal by Andersen product line. Renewal provides custom home windows for renovation projects. When plant operations start in 2025, it will create 900 jobs. The project also represents the largest corporate investment, $420 million dollars, in Henry County history.

The next building, known as Building C, will be located south of the Andersen Windows plant. It was incorporated into the project plans in 2023. The building measures 1191’ x 420’, or 500,220 square feet.

According to RE Business Online, Cushman & Wakefield has arranged construction financing for the Cubes at Locust Grove Building C. The building will feature 40-foot clear heights, 156 trailer parking spaces and 120 docks. Construction costs were not disclosed.

The project developer is CRG of St. Louis, MO. They are a national developer of industrial space. Some of their other projects within Georgia are in Newnan, Jackson and Savannah. According to the company website, they estimate construction will last about six months.

The Locust Grove city council approved building renderings (PDF link – 131 pages; renderings on pages 117–119) for Building C in August 2023.

New Price Drive & Bethlehem Exit

Last year, the Cubes developer collaborated with Henry County Development Authority and the city of Locust Grove to establish the first community improvement district within the county. The CID allows private business owners to directly-invest into road improvements. The Locust Grove North CID is paying for the new alignment and reconstruction of Price Drive. The new roadway costs are in excess of $10 million dollars.

The Cubes developer is paying all associated costs to build the new road. When the new roadway is complete, they have agreed to dedicate it as a public road to Locust Grove.

Finally, Georgia DOT plans to construct a new interstate exit off Bethlehem Road. This project involves building a new four-lane road and bridge over I-75, on- and off-ramps to and from the interstate, and other improvements. The most recent construction cost estimate was $232 million dollars. The state hopes to start construction by 2026.
