Quarterra, a subsidiary of Lennar Corporation and multifamily apartment builder, has started construction on the newest apartments in McDonough. The company received a land disturbance permit for Emblem Mill Road in January 2024.
Lennar Multifamily Communities of Atlanta, GA obtained zoning approval for the project in July 2022. The project can build up to 324 units.
Emblem Mill Road
Emblem Mill Road is located on a 42-acre tract. It is located immediately south of Peachtree Peddler’s flea market. Lennar first applied to rezone the property in January 2021. The board of commissioners split 3-3 in April 2021 whether to approve the request. After making revisions, the applicant received a unanimous approval in summer 2022.
Following zoning approval, the company submitted building plans for county review and approval. This review started in November 2022. It continued through August 2023. This includes the future clubhouse as well as each apartment building. There will be thirteen apartment buildings when complete.
At the time of rezoning, the project had 50% one-bedroom units and 50% two-bedroom units. No three-bedroom units were part of the plans. Community amenities include a swimming pool, club house and dog park. There will also be a children’s playground and walking trail.
The company has five other Emblem properties within Georgia. They are located throughout the metro Atlanta area. Their newest property, Emblem Conyers, opened in 2023. There, units rent for $1,400 to $2,000 each month. One could expect similar rents in McDonough.
Apartments at I-75 Exit 221
Emblem Mill Road is one of several new apartments at Jonesboro Road / I-75 exit 221. Developers have proposed eleven new apartment complexes in recent years. Of these, five projects are complete or close to it. They include the following:
- Carmel Vista – 228 units
- Canyon Springs – 223 units
- Crofthouse McDonough – 280 units
- Somerset Apartments – 316 units
- Tapestry Overbrook – 260 units
- Total: 1,307 units
A sixth project, Oak Grove Vista, began construction in December 2023. It will add 348 units.
Out of the remaining five projects, Emblem Mill Road is now starting construction. Projects 8–10 remain in either building & plan review or await rezoning. These projects include plans for 850 apartments on North Bridges Road. Finally, the 11th project on Willow Lane withdrew their rezoning application.
