Vista Residential Breaks Ground on New Jonesboro Road Apartments

Vista Residential has started construction on the newest apartments off Jonesboro Road. The Oak Grove Vista development is near I-75 in McDonough.

Oak Grove Vista will have 348 units when complete. The first phase will build 302 units. There is also 40,000 square feet of commercial space in the final plans.

Oak Grove Vista

The new development is located on thirty-three acres. It is on the north side of Jonesboro Road east of I-75. The property is between Bojangles and Life Storage McDonough. Vista Residential obtained zoning approval last year. They subsequently closed on the property in September 2022.

The development is a joint venture between Atlantic American Partners, Township Capital, and Vista Residential Partners. Financing is provided by Trustmark Bank and First National Bank. The general contractor is ARCI Murray. Niles Bolton Associates served as the project architect.

Oak Grove Vista is designed to meet the growing demand for housing in this region,” said Michael Neyhart, Chief Investment Officer for Vista Residential Partners, in a company press release. “We are excited to embark on a new relationship with the teams at Atlantic American Partners and Township Capital and are grateful for the trust they have placed in Vista”.

The community will offer a mix of one, two, and three-bedroom apartment homes averaging 1,000 square feet. There are also eight carriage homes providing direct access garages. The garden-style apartments will feature stainless steel appliances, 9-foot ceilings, vinyl plank flooring, in-unit washers and dryers, and dining-size kitchen islands. Oak Grove Vista will also feature a luxury clubhouse, resort-style pool, co-working space, fitness center, a large pet park and 24/7 package concierge.

Oak Grove is Vista Residential’s second project in the area. In 2020, they completed Carmel Vista apartments on Mt. Carmel Road. In addition, the company is planning a large project in Stockbridge. Reeves Creek Vista will have over 1,300 housing units. It is located off Flippen Road.

Atlanta Apartments Market

Multihousingnews.com reports Atlanta ranked among the top markets for multifamily deliveries during the first half of 2023. Developers completed 6,178 units across 29 properties according to Yardi Matrix research. Of these new deliveries, 68% were located in suburban areas. During this same period, 38 properties broke ground in the metro, accounting for a total of 10,380 total units.

Locally, a record number of apartments broke ground in 2022. Twelve-hundred apartments across four projects started construction. One year prior, in 2021, five projects began work. Construction starts have slowed down in 2023. New apartment starts this year include Arcadia at Symphony Park, located behind Publix at Lake Dow, and now Oak Grove Vista.
