Small Subdivision Approved on SR 81 West in McDonough

Henry County granted approval for a small subdivision located off SR 81 West in McDonough. The project plans to construct 39 homes on 45 acres.

The board approved the rezoning request at their October 17 meeting.

Sunrise Builders, Inc. of Jonesboro, GA applied to rezone the property. They sought the R-2 zoning district. Lots must be at least 30,000 square feet. In addition, each home will have an individual septic system.

The 45-acre property is located on SR 81 West. It is across the street from Oakland Church. This is between Mill Road and Oakland Road. Vehicle access will be via one entryway off highway 81. Because of the number of homes, it does not require a second entrance.

Henry County approved the request with 22 conditions. Some excerpts include the following:

  • The minimum home size must be at least 1,800 square feet. Home exteriors shall be a craftsman-style with brick, stone and / or cement fiberboard materials.
  • Any single-story ranch homes shall be four sides brick or stone. Homes which abut highway 81 shall also be all brick.
  • Each home shall have a two-car garage. The garage shall be side-entry.
  • The subdivision must have a 30’ wide undisturbed or landscape buffer on its perimeter. There shall also be a six-foot high berm with evergreen trees to provide screening along highway 81.
  • Community amenities shall include a children’s playground and 1,000 sq ft pavilion.
