New Apartments & Townhome Projects pitched on State Route 138

Two applicants representing land off state route 138 have proposed new apartments and townhome developments in the city of Stockbridge. The city council approved one rezoning request earlier this month. They will consider the second request in September.

The properties are practically across the street from each other near I-75 exit 228. They are located off the intersection of state route 138 at Spivey Road. Together, the two projects have close to eight-hundred housing units.

State Route 138 Apartments

Remi Rose Development, LLC of Lawrenceville, GA submitted the rezoning request for sixty-nine acres located on the north side of highway 138. Street access will be off the existing traffic light at SR 138 and Spivey Road.

The applicant’s original proposal called for 360 apartments and 102 townhomes for a total of 462 units. Following feedback from the city, the applicant revised their plans to reflect 297 apartments and 128 townhomes. An updated site plan reflecting the changes was not available at press time.

The apartments will include 153 one-bedroom units, 108 two-bedroom units and 36 three-bedroom units. Estimated rents are as follows:

  • $1,300 per month for one-bedroom units,
  • $2,000 per month for two-bedroom units, and
  • $2,200 per month for three-bedroom units.

In addition to residential uses, the project also includes outparcels for up to 48,000 square feet of commercial space.

The Stockbridge city council approved the applicant’s rezoning request during the August 8 meeting. The council voted 3-0-2 (Blount and Gantt abstained) to approve the request.

The second rezoning request is on the south side of state route 138. The land also has frontage on Tributary Park, Berkeley Drive and Spivey Road. This project consists of twenty-six acres.

The applicant, Highway 138/Spivey Road Land Assemblage, LLC, is proposing 318 apartments and 50 townhomes. According to the project site plan, Tellus Partners of Atlanta is the developer. If so, this would be the company’s third new project in Henry County simultaneously awaiting a zoning decision.

The Stockbridge city council will consider the rezoning request during their Monday, September 12, meeting. Meetings start at 6 pm at Stockbridge city hall.
