New Townhome Standards Approved in Stockbridge

The Stockbridge council approved revisions to its townhome standards. The new standards revise the city’s development code based on staff’s feedback since the city adopted a new code in March 2022.

A growing number of townhomes are building in the city. Since June 2023, the city has approved requests for seven additional projects.

Stockbridge Townhome Standards

The Stockbridge 2022 development code consolidated the city’s zoning districts. Townhomes can now build in either MFR (multifamily residential) or PUD (planned unit development). A mixed-use project (MU) can also support them.

Since the city adopted its 2022 code, staff have had the opportunity to review several townhome projects. Based on their working experience of the code, they proposed revisions.

The revised standards include the following:

  • a max density of 9 townhomes per acre, unless part of a mixed-use development,
  • the front yard setback is reduced to 20’ instead of 50’,
  • increase the minimum square footage to 1,800’, with a special use permit process for applicants seeking to build smaller units,
  • a minimum unit width of 24’ with a two-car garage,
  • require at least 80% brick, stone or stucco on front building facades, whereas the remaining 20% can be brick, stone, stucco, shake or cement fiberboard,
  • side facades must comprise materials similar to the front facade, but may also use more cement fiberboard, and
  • rear facades may contain the primary materials and cement fiberboard; however, cement fiberboard may be no more than 30% of the building’s total facade.

There were no speakers during the November 19 public hearing. The council approved the revisions by a 3-0-1 vote. Councilwoman Barber abstained. Councilman Berry was absent.

The city’s intent is for the new standards to closely match what’s under construction at Bridges at Jodeco. There, the Tessa at Jodeco townhomes have a mostly-all brick exterior. Those particular units are now renting for $2,700-$3,075 per month.

Upcoming Townhomes

Diamante is a new townhome development by DRB Homes. Home prices start at $318 thousand. It will have 200 townhomes in total off East Atlanta Road. Since June 2023, the city has approved five additional requests for townhomes. In addition, two mixed-use projects approved in that time have a townhome component.

Projects include the following:

  1. 56 townhomes on 7.8 acres on Valley Hill Road, approved June 2023,
  2. 156 townhomes on 25 acres on Valley Hill Road, approved November 2023,
  3. 27 townhomes on 1.37 acres on East Atlanta Road, approved February 2024,
  4. 90 townhomes on 15.6 acres on North Henry Blvd, approved February 2024, and
  5. 127 townhomes on 20 acres on Hudson Bridge Drive, approved October 2024.

Mixed-use projects include Reeves Creek Vista on Flippen Road and the Patrick Henry Parkway master plan. Those are denoted by A and B, respectively, on the map.
