The McDonough city council held their workshop review in November to discuss a pending rezoning request for 107 acres located off the Publix at Lake Dow shopping center and Travis Drive. The proposed development, entitled Symphony Park, would build 499 residential units if approved.
The project is proposed by Blue River Development of Cumming, GA and was presented to the council by local attorney Andy Welch. Blue River Development has two other local projects, both of which are located on Lake Dow Road.
Earlier versions of the concept site plan suggested the project would complete a long-envisioned connection between Lake Dow Road and Iris Lake Road; however, that road connection has been removed in the revised site plan. Additionally, the original proposal for sixteen cottage homes appears to have been modified to increase the number of single-family detached lots, with no change in the overall number of units.
Council member Roger Pruett expressed concerns about the overall density proposed within the project. The gross density equals 4.6 dwelling units per acre.
Individual components of the site are proposed at the following densities: RM-75 (apartments) at 11 units per acre, RTD (townhouses) at 5 units per acre, and R-50 (single-family detached housing) at 2-3 units per acre. By comparison, the adjacent property is zoned RM-75 with provisions allowing up to 14 units per acre.
March 2020 update: The McDonough Planning Commission was presented the rezoning request in a workshop session this month. The request is anticipated to be presented before the McDonough city council for a public hearing and vote in April, though it may be delayed by the city’s sixty-day moratorium for city water.
The McDonough city council will consider the rezoning after the MPC makes its recommendation. All meetings are held at McDonough city hall and open to the public.
