

TGC Group of Wichita, KS is requesting a modification of zoning conditions within the city of McDonough to support construction of a new Extended Stay America hotel. The 1.79 +/- acre tract is zoned C-3 (highway commercial) and located off Avalon Court.
The proposal, if approved, would join an extensive roster of existing hotels both in the immediate vicinity of the subject property and the I-75 exit 218 / state route 20 area as a whole. Most recently, the city council approved Homewood Suites by Hilton in May.
The McDonough city council held the initial workshop discussion about the request at their November 7 meeting. The case was presented by Brad Heiman, representing TGC Group, and Brad Bonnell, Vice President of Loss Prevention for Extended Stay America. Bonnell, a retired Georgia State Patrol investigator, was present to answer any security or safety-related questions from the council.
The applicant explained that their projected price point is $90 to $110 per night and their average stay is three to five nights in length. A quick check of price points at their existing metro Atlanta locations found rates between $60 and $100 per night with most locations in the $70-$75 margin.
In July, the Henry County Board of Commissioners rejected a similar request to build an Extended Stay America hotel off Jonesboro Road.
The McDonough Planning Commission unanimously recommended approval of the request on November 12. The McDonough city council will hold a public hearing before voting on the proposed development during its meeting on Monday, November 18, at 6 pm. All meetings are held at McDonough city hall and open to the public.
