McDonough tables Lake Dow Road rezoning request to continue the public hearing

The McDonough city council tabled a city-initiated rezoning request this week to allow more time for dialogue with residents and further research the prior events that led to the current circumstances. The property in question consists of 35.75 +/- acres located between Lake Dow Road, Airline Road, and McGarity Road.

The property was annexed into the city of McDonough as part of the Bridleridge / Bridlewood development in 2003 and, until recently, believed to have been rezoned to R-75 / R-85 at the time. The city’s official zoning map had displayed the property as R-75 / R-85, similar to surrounding developments, and preparations were made this year to develop it. In June 2019, the city council approved a preliminary plat for the project.

Further research since then has uncovered the property was not rezoned in 2003 and, in fact, is zoned RA-200 (McDonough’s equivalent zoning district to residential agricultural) and R-100 (single-family residential). The question was raised by council member Craig Elrod if the annexation of the property into city limits had been legally completed in 2003. To the best knowledge of city staff, it was annexed properly.

Upon discovering the oversight, McDonough staff filed a city-initiated rezoning request to rezone the property from RA-200 and R-100 to R-75 / R-85. That request was presented for a public hearing to the city council this week.

The city council elected to table the request and will hold a second public hearing on Monday, November 18, at 6 pm where residents can comment and ask questions about the project. Meetings are held at McDonough city hall.

About the Project

The proposed subdivision has been prepared by Blue River Development of Cumming, GA. The proposal includes 10,000 square foot lots along the exterior property boundaries with 7,500 sq ft lots within the interior of the site, similar to Bridleridge / Bridlewood. The subdivision totals seventy-six (76) lots.

The anticipated builder is Davidson Homes of Huntsville, AL. Home sizes are expected to range between 2,800 and 3,200 square feet.
