A land owner on Holloway Road looking to annex about two acres into Stockbridge received approval on November 12. The property is zoned for future commercial; the owner has no immediate plans for it.
Holloway Road Annexation
Nathan McGarity applied to annex 2.63 acres for future commercial. The property is located behind the RaceTrac gas station. The land had both residential and commercial zoning in Henry County. It now has C-2 (general commercial) zoning in Stockbridge. There’s no plans right now to develop it.
Henry County commissioners voted to object to the annexation in July 2024. However, according to the city, Henry County did not file a request for arbitration with the state. For that reason, the county’s objection did not proceed forward. An overview of the annexation dispute process is on the state department of community affairs website.
Two residents from the adjacent subdivision, Anne Fields and Connie Snow, spoke in opposition during the public hearing. Mrs. Fields also spoke in favor, according to the meeting minutes.
The city approved the annexation request and rezoning request with several conditions. They stipulate the following:
- There shall be no egress nor ingress onto Holloway Road. In addition, access shall be located off the shared joint easement with the gas station.
- There shall be a heavy landscaping with the side that abuts the residential
neighborhoods. - The owner / developer shall install 10’ sidewalks and landscaping to match what is in place along the RaceTrac that will connect and extend to Holloway Road, and sidewalks that will start at Patrick Henry Parkway along the entire frontage up to Holloway Road.
The council also approved designating the property as “high-density mixed use” on the city’s future land use map. The council’s votes were unanimous.
Patrick Henry Pkwy
Last month, the Stockbridge council approved rezoning plans along Patrick Henry Parkway. The project proposes a mixed-use development. The Patrick Henry Pkwy master plan covers 41 acres at the roadway’s southern end, where it abuts Jodeco Road. Plans call for retail space, office space and residential units. In addition, the city said a major business had expressed interest in the site. They could not yet share which business.
Next, there is an upcoming ”horizontal multifamily” project at 77 and 87 Holloway Road. The development will have 136 units. The project, by NexMetro Communities, will be built-to-rent homes. The company has three projects coming soon in the Atlanta area based on their website.
