
PNK Group held a groundbreaking this month for Lambert Farms Building A in McDonough. The 1 million plus square foot building could be one of the largest buildings in Henry County when complete.
The new building is off highway 42 at King Mill Road. It is located within the Southern Gateway at Lambert Farms.
Southern Gateway at Lambert Farms
The Southern Gateway at Lambert Farms began construction in 2018. Building B — measuring 1.1 million square feet — finished in 2019. It now houses Purple Mattress and Incora. The overall plan has Building A, discussed below, and two other smaller buildings.

Lambert Farms Building A
Building A will be the largest building. It is also located closest to highway 42. At first, the building will be 1.22 million square feet. It is expandable to 1.53 million square feet. If so, then it would be one of the largest buildings in Henry County. Right now, there are three buildings of 1.5–1.6 MSF within the county.
The official groundbreaking took place on Wednesday, October 11, 2023. PNK Group is the project developer. JLL will lead leasing and marketing efforts. They expect the building to be complete during the third quarter of 2024.
In a corporate press release, the project team highlighted the location’s proximity to I-75 and Hartsfield-Jackson International Airport. They also mention a robust local workforce and nearby technical schools. About 20% of the nearby workforce is skilled industrial talent.
“We are proud to bring a Class-A industrial project to McDonough; a strategic decision as the submarket presents access to top talent as well as nearby technical schools within a 60-minute radius,” said Mark Stiles, Partner at PNK group. “This state-of-the-art facility will provide users with national and regional transportation capabilities, as well as plentiful resources to accommodate a wide variety of logistics and manufacturing tenants.”
New Industrial Starts Slowed Down
The groundbreaking comes at a time when new industrial starts are slowing down. According to JLL research, “construction starts have slowed in recent years. On average, Atlanta has seen 53 construction starts per year at the third-quarter mark and [about] 69 construction starts annually since 2016. This year, only 26 projects have broken ground.” Of these projects, Andersen Windows’ new manufacturing facility is also in Henry County.
