The Target distribution center is located on 173 acres off Lower Woolsey Road. It will be the city’s largest employer when complete.

The Hampton Development Authority met on Tuesday, October 10. They approved a memorandum of understanding with Panattoni CPL, LLC — the project developer — and Target. Details about the project were shared at the Hampton council meeting that same evening.

The new distribution center plans to employ at least 750 full-time employees. At max operating capacity, this could increase to 1,200 full-time staff. There will also be seasonal positions at various times of the year. Seasonal positions could be another one-thousand positions.

Altogether, the new distribution center represents a $475 million dollar investment. This is the largest corporate investment in county history. Operations expect to begin in 2024.

More Development to Follow

The Target distribution center is part of a larger planned development. Hampton officials rezoned the area in April 2021 for industrial development, commercial and apartments. At the time, the rezoning was 546 acres. The property is also part of a larger 2,000-acre area with common ownership. The city annexed the land in fall 2019.

The 546 acres has zoning entitlement for 5.29 million square feet of industrial space. Three-hundred apartments and retail space may also build on the land. For the remaining 1,500 acres, no specific uses have been publicly identified. The land owner mentioned housing and retail space as possibilities in 2020.

Further down Lower Woolsey Road, another development has industrial approval. The Lower Woolsey Henry 780 project may build 6.1 million square feet of space. Henry County rezoned the property in November 2018. It later annexed into Hampton city limits.

Finally, a large residential development has approval on the old Brown Christmas Tree Farm. This is located on US Highway 19 / 41 at the Spalding County line. The project plans to build roughly 700 residential units on 130 acres. The plans include apartments, townhomes and single-family homes.

North of Hampton, developers have applied for rezoning on 1,200 acres. The development is proposing 7,160 housing units. This includes a mixture of apartments, townhomes and single-family. Retail space is also part of the proposed project. The rezoning request is pending at this time.
