Hampton, Stockbridge approve new apartment developments

The cities of Hampton and Stockbridge approved rezoning requests for new apartment developments in September 2022. Both requests are along major highways. In addition, Locust Grove held a public hearing on September 19 for another apartments request.

All three projects include additional uses, such as townhomes and commercial space. Two out of the three projects are by the same developer.

Minter Drive at US 19/41

General Holdings Unlimited, LLC received approval for one-hundred thirty acres to annex into Hampton city limits. The applicant first submitted their request in spring 2021. Approved concurrently, the builder has plans for nearly 700 housing units on the property.

The land is off highway 19 / 41 and Minter Drive. The location was previously a Christmas tree farm located south of the speedway.

The project plans to build the following:

  • 300 apartments
  • 254 townhomes
  • 144 single-family lots
  • 698 total units

The development also includes land set aside for future commercial development along US 19 / 41. The builder previously estimated ten years to build out the project.

SR 138 west of I-75

The Stockbridge city council approved a rezoning request from Tellus Partners for 26.5 acres. The land is located on the south side of state route 138 west of Spivey Road. The development plans to build 318 apartments and 50 townhomes.

The city council approved the rezoning request during their September 13 meeting. The council approved another development on the north side of highway 138 in August. Together, the two apartment developments plan to build 793 new multifamily units in Stockbridge.

Price Drive

Finally, the Locust Grove city council held a public hearing on September 19. The applicant, Tellus Partners, is proposing 332 apartments and 56 townhomes on Price Drive.

The 50-acre project is seeking a zoning change to planned development. The property is located north of Dairy Queen, Horsetown and the various hotels on Bill Gardner Parkway. Road access would be via Price Drive.

The applicant has proposed to build pickle ball courts, a community garden and dog park that would be public space. The city would be responsible for maintenance thereafter if the council chooses to accept the proposal.

Locust Grove votes on rezoning requests at the next meeting following a public hearing. This is typically two weeks later. The meeting will be on Monday, October 3.
