New Gas Station on State Route 138 Gains Zoning Approval

A new gas station planning to build at state route 138 and Brown Road can now proceed forward. This is located on North Henry Blvd east of downtown Stockbridge.

Henry County commissioners approved a rezoning request for the property at their August meeting.

SR 138 at Brown Road Gas Station

Within the vicinity of SR 138 at Brown Road, several commercial businesses line the south side of the highway. Examples include an auto body shop and parts rental store. Based on this analysis, a rezoning for commercial use was consistent with the area. The new service station will be located on the northwest corner of the intersection. The property consists of 1.6 acres.

HSHA, LLC of Johns Creek, GA sought the rezoning request. The proposed project will construct a 3,500 square foot convenience store. The plan has four fuel pumps out front. The applicant estimates construction will begin in about three years. They do not have a petroleum brand on-board with the project at this time.

The board approved the request by a 5-1 vote. Commissioner Thomas voted in opposition because the applicant did not have a committed brand. Zoning conditions placed on the property limit the property’s commercial use to either a convenience store or office space. In addition, the subject property is located within the highway corridor overlay district. This regulates the building exterior materials. It also requires street landscaping and a shared use path.

The applicant previously sought the same request two years ago. At the time, Henry County commissioners denied it in January 2022.
