
Land annexed into Locust Grove city limits one year ago now has approval to construct a new subdivision. The property is off South Ola Road and Singley Drive. It is located south of Locust Grove High and Middle Schools.
The new subdivision will have 257 lots on 190 acres. Road access is limited to South Ola Road.
Singley Drive Subdivision
The city of Locust Grove first considered the Singley Drive property in spring 2022. At the time, the council agreed to annex 254 acres into city limits. No change in zoning took place during the annexation. It had residential agricultural (RA) zoning.
The applicant and land owner, Mr. David Black of MBT Investments LLC, had to wait one year before he could refile for a rezoning request. The city received such request this summer. The request consisted of 190 acres. The difference — sixty-four acres located along Singley Drive — will remain zoned RA. Mr. Black subdivided this area into 3–10 acres lots. As such, they are separate from the new subdivision.
The city council approved rezoning the new subdivision from RA to R-2. The R-2 zoning district allows 18,000 square foot lots within Locust Grove. Note: this is different than R-2 zoning in Henry County. In addition, the council stipulated the average lot size must be at least 22,500 square feet. By comparison, one half-acre is about twenty-two thousand square feet.
Other zoning conditions stipulate the following:
- the development shall be a gated subdivision, with gated entrances and private streets,
- the minimum home size shall be 2,400 square feet,
- building exteriors shall be brick, stone, stucco or cement fiberboard, and
- the developer shall provide at least two amenities, selecting from a list provided by the city.
The city council approved the rezoning request by a 4-2 vote. Council members Boone and Greer voted in opposition.
