Henry County hired an architect to design renovations for the BB&T Bank building in downtown McDonough. The county purchased the property in late 2022.
The building will house Probate Court and offices for the District Attorney’s staff when renovations are complete.
Bank Building Renovations
The county hired Prime Contractors, Inc. of Powder Springs, GA to design the bank building renovations. Board approval occurred on February 21.
The BB&T Bank building consists of three floors with about 21,600 square feet. Architectural services will design a renovation of the building, to include a new 4,800 square feet addition. The addition will house an ADA-accessible elevator and staircase.
The design project has four major phases. They are as follows:
- Building Survey / Record Drawings / Demolition Plans,
- Programming / Concept Design,
- Design Development, and
- Construction Documents.
The county did not receive any building schematics when purchasing the property. Recreating these blueprints, as well as preparing demolition plans for the building interior, will be part of phase I. In phase II, the architect will meet with county officials to finalize space needs and the overall conceptual layout within the building. Phase III will prepare design documents before phase IV finalizes construction documents.
Architectural services will cost $381,382.57. American Rescue Plan Act funds will cover the cost.
The consultant estimates project design will require 10–12 weeks dependent on timely responses. The renovation’s construction costs and timeline are to be determined.
Permit Agreement
Also on February 21, the county approved a permitting agreement for the project. This intergovernmental agreement with the city of McDonough allows county employees to oversee building permits and inspections for the renovations. Such work would typically be done by city staff because the property is within city limits. The McDonough council approved the agreement on Monday, February 20.
The county and city recently entered into a similar agreement for the upcoming aquatic center project. It too is within McDonough city limits.
