Walker Drive Subdivision Receives Zoning Approval

Henry County approved a rezoning request to construct a new subdivision off Walker Drive. The future subdivision will be similar to existing subdivisions in the vicinity.

The 94-acre property is located across the street from Luella High School.

Walker Drive Subdivision

The new Walker Drive subdivision received an R-3 zoning. This allows single-family homes with a minimum lot size of 18,000 square feet. Several other subdivisions in the area, such as Kensington Pointe, have the same zoning. By comparison, the adjacent Southern Hills subdivision has min. lot sizes of 10,890 square feet.

When complete, the new subdivision plans to have 113 lots. Zoning conditions require each house to be at least 2,200 square feet. They must also have a two-car garage. Exteriors shall be at three-sides brick or stone, with up to 20% of an accent material. For lots adjacent to Walker Drive, those homes must be four-sides brick or stone.

In addition, the owner / developer must install a 20’ wide buffer along Walker Drive. The buffer must include a six foot high berm and minimum four foot decorative fence. There shall also be enhanced vegetation with evergreen trees along the buffer.

During the meeting, commissioners added another buffer requirement. Specifically, there shall be a 20’ wide landscape strip between lots which share a rear-property line. The strip should consist of shrubs and small trees.

Finally, community amenities shall include a pool and cabana, children’s playground and dog park. The rezoning request received unanimous approval from the board.
