Locust Grove approves Price Drive Apartments

The Locust Grove city council considered a rezoning request from Tellus Partners during their November 7 council meeting. The city council approved the applicant’s request for Price Drive apartments.

The project plans to build a mixture of apartments, townhomes and commercial space. The development will have 332 apartment units and 56 townhomes. In addition, there is 87,850 square feet of commercial or retail space.

Price Drive Apartments

Tellus Partners’ project will consist of fifty acres located to the north of Bill Gardner Parkway west of I-75. The applicant sought rezoning to planned development (PD) for their project. The council voted 4-2 with the following conditions:

  1. The developer / owner shall construct a center turn lane along the property’s road frontage. This is to maintain consistency with road improvements planned further north on Price Drive.
  2. The owner shall install a guardrail at the second site entrance.
  3. There shall be a mandatory property owners’ association to maintain common areas of the development.
  4. All building exteriors shall follow the city of Locust Grove architectural standards.
  5. The development shall be in substantial compliance with the conceptual site plan.
  6. The owner / developer shall install a 20’ wide landscape buffer along I-75 and Price Drive.
  7. There shall be a 20’ wide preservation for future right of way along Price Drive.

Council member Rudy Breedlove made the motion to approve while adding conditions six and seven. Council members Boone and Shearouse voted against the motion.

Vehicle access for the subject property will be off Price Drive. There will be four site entrances into the property.

Upcoming Zoning Items

The city of Locust Grove has several upcoming hearings for their November 21 meeting. The council will meet on Monday, November 21, beginning at 6 pm. Zoning items on the agenda include the following:

  • Rezoning request for 192 acres on Locust Road proposing a 190-lot subdivision,
  • Rezoning request for 48 acres on Strong Rock Parkway proposing a townhome development, and
  • Variance request to encroach into a steam buffer for new industrial development along highway 42.

More details about each request are typically made available by city staff on the Thursday or Friday prior to the meeting.
