Two new self-storage businesses are coming soon in Locust Grove. The developments are off Bill Gardner Parkway near state route 155 and Tanger Blvd next to Tanger Outlets.
In addition, county commissioners tabled a rezoning request this month for another self-storage business off Jonesboro Road in McDonough. The board will revisit the topic in September.
Bill Gardner Parkway
DG Real Estate Partners of Marietta is building a new self-storage business off Bill Gardner Parkway. The project site is adjacent to Guthrie’s Chicken in the Luella community. DG Real Estate previously built self-storage units in Roswell and Fairburn.
The site consists of 2.85 acres. Henry County rezoned the land in June 2018 to C-3 (highway commercial) making way for the future self-storage. When complete, the building will be a three-story 84,000 square feet structure. All storage units will feature internal air-conditioned access. The building exterior consists primarily of red brick with an accent color.
The applicant received a variance in June 2022 to reduce the building setbacks based on the future Bill Gardner Parkway widening. Construction is in progress as of August 2022.
Tanger Blvd Self-Storage
Closer to downtown Locust Grove, another development has submitted plans to the city. This project will be on 5.36 acres located at 620 Tanger Blvd. The site is south of Tanger Outlets.
Starlight Equities, LLC of Atlanta, GA submitted architectural renderings for a three-story internal access self-storage business. Because of the site topography, only two stories will be visible from Tanger Blvd. The back side of the building facing I-75 will show all three stories. The proposed building measures 100,800 square feet with 638 storage units.
The property has an existing commercial zoning permitting the self-storage use. The city council will consider approval of the architectural plans during their September 6 council meeting. Construction can commence thereafter.
Jonesboro Road
Finally, commissioners tabled a rezoning request for a new self-storage business off Jonesboro Road. The board will consider the agenda item again in September.
The property consists 2.62 acres located at 813 Jonesboro Road. This is between Heritage Way and Kelly Road east of I-75. The applicant is requesting commercial zoning for a three-story indoor self-storage business.
Separate motions to approve or deny the request failed to gain a second during the August board meeting. The board then passed a motion to table the item.
