New apartments proposed off Jodeco Road and Willow Lane

Land owners representing properties off Jodeco Road and Willow Lane have submitted rezoning requests to Henry County. Both requests are proposing new apartments.

The zoning advisory board will consider the requests during their upcoming meeting on Thursday, August 11. ZAB meetings take place at the Henry County Admin Building in McDonough starting at 6:30 pm.

Jodeco Road Apartments

Located at the northwest corner of I-75 exit 222, Marketplace Storefronts, LLC of Brookhaven, GA is proposing 320 new apartments. The subject property consists of 14.568 +/- acres.

The proposed apartments would be located within 4-story buildings featuring interior access and elevators. The project site plan depicts four buildings.

The property is located on the upcoming western parallel connector. The new four-lane roadway will connect Hudson Bridge and Jonesboro Road. Construction is scheduled to begin in early 2023 for the project. The subject property is also across Jodeco Road from the under-construction Bridges at Jodeco development.

Planning staff are recommending approval of mixed use zoning for the property. The land presently has a commercial zoning. Update: the zoning advisory board recommended approval of the request.

Willow Lane Apartments

The zoning advisory board will also consider a rezoning request on Willow Lane. The request comes from Carter Acquisitions, LLC of Atlanta. They are seeking a rezoning for twenty-seven acres.

The land bisects Willow Lane south of Jonesboro Road. The applicant is proposing to preserve three acres for commercial space at the southwest corner of Jonesboro Road and Willow Lane.

The proposed development includes 316 apartments split between ten buildings. The apartments would be on the west side of Willow Lane. This is the right-hand side of the road as motorists move away from Jonesboro Road. The proposal also includes 106 townhomes on the east side of Willow Lane. The townhome portion has an existing zoning that supports its use. As such, the rezoning applies to the apartments and commercial space only.

The subject property is in an area with other apartments. Most recently, Carmel Vista apartments opened off Mt. Carmel Road. Because of the similarity to surrounding land uses as well as conformity with the future land use map, planning staff is recommending approval of the request. Update: the zoning advisory board recommended approval of the request.

ZAB Recommendation

The zoning advisory board makes recommendations only on rezoning requests. The board of commissioners will consider the items at a later date to make a final decision. Because of a backlog of zoning cases, it is presumed the board will hear the cases during 2023.
