Building permits increase in quarter three

Residential building permits in Henry County continued their strong pace in the third quarter of 2020, seeing a near seven-percent gain over the same time period last year. Between July and September this year, 568 building permits were issued for new units.

Year-to-date 1,351 permits have been issued, compared to 1,301 in 2019. The majority of new home construction, close to sixty percent, continues to occur in unincorporated Henry County.

Out of the 1,351 permits YTD, ninety-seven (97) have been issued for multifamily housing. Two apartment complexes under construction in the county are Canyon Springs, now leasing for phase I of the project, and Carmel Vista both located in the vicinity of I-75 exit 221 / Jonesboro Road.

Building permits in quarter three of 2020 include the following:

  • Unincorporated Henry County – 326
  • Hampton – 0
  • Locust Grove – 64
  • McDonough – 143i
  • Stockbridge – 35

Hampton issued 48 permits in 2019 and five to date this year, by far the lowest amount out of the four cities. The second lowest, Stockbridge, has issued 82 permits in 2020. Locust Grove has permitted 176 new homes, from which 45 lots are located in Indian Grove subdivision off Tanger Blvd. Finally, McDonough has 302 permits through the first three quarters of 2020.

Stockbridge Updates

The Stockbridge Planning Commission will consider a rare request for a new residential subdivision inside city limits at its next meeting on December 17. The request — located on 73.71 +/- acres off Brannan Road — seeks to rezone property from RA (residential agricultural) to R-3 (single-family residential). R-3 zoning in Stockbridge allows minimum lot sizes of 12,000 square feet with minimum lot widths of 75 feet.

The planning commission will also consider during the same meeting a request to modify zoning conditions for 155.2 +/- acres located north of Walt Stephens Road east of Speer Road to allow for the construction of a residential development containing single-family detached and single-family attached units. The requests are scheduled for a second public hearing before the city council on January 11, 2021. Stockbridge meetings are held in a virtual format.

McDonough permitting totals are imputed from June to September 2020.
