McDonough Planning Commission recommends approval of Campground Road annexation

The McDonough Planning Commission held its first meeting in six months on Tuesday, September 15. No new business was considered; however, several rezoning requests first presented before the Coronavirus shutdown were reviewed.

The MPC makes recommendations to the city council regarding rezoning requests and applications for annexation. The committee regularly meets on the second Tuesday of the month starting at 6 pm.

Campground Road annexation and rezoning request

General Holdings Unlimited, LLC of McDonough, GA has assembled 183.18 +/- acres of sparsely developed property — located south of Campground Road between SR 155 and Elliot Road — and applied for annexation into the city of McDonough concurrent with a rezoning request to R-75 (single-family residential). The request was first submitted in April 2019 and saw revisions following an objection by the Henry County Board of Commissioners.

The project proposes 293 lots with a minimum lot size of 7,500 square feet. The McDonough Planning Commission voted 5-1 to recommend approval of the annexation request and rezoning. The case will next be presented to the city council for a final decision.

Workshop Session

Two rezoning requests were reviewed in what McDonough refers to as workshop session. Traditionally, these cases are presented for public review and the community is given the opportunity to comment one month later.

QuikTrip at I-75 exit 218

QuikTrip service station is planning to relocate their store at I-75 exit 218 / state route 20. The proposed new store is located at the northeast corner of the interchange — site of the now-closed Ruby Tuesday restaurant and Waffle House.

Four-hundred ninety-nine (499) residential units are proposed on 107 acres located to the south of Publix at Lake Dow. The proposal includes a mix of 250 apartments, 196 single-family homes, and 53 townhomes.

The proposed development would provide vehicle access through two main entrances — an extension of Lake Dow Road adjacent Padres Mexican Restaurant and Travis Drive. A third entrance would support the apartment complex.

McDonough Leased Housing Associates

The final request consists of property that was annexed and rezoned by the city of McDonough in 2004. The zoning allows for apartments up to fourteen (14) net units per acre.

The request before the council is for concept plan review, a zoning condition from the existing zoning. There are plans for two apartment complexes on the property totaling 470 units.
