The McDonough Planning Commission was presented the workshop preview for an upcoming concept plan review at their March 10 meeting. The property, located south of McDonough High School and east of state route 155, was annexed into the city of McDonough and rezoned to RM-75 (multifamily housing) with conditions allowing up to fourteen (14) units per acre in 2004.
The 2004 zoning conditions require a concept plan review be presented to the city council and approved before construction can commence. The present-day city council cannot prevent the project’s construction.
One year ago, a concept plan was approved for Hawks Landing with 252 units. That complex now has additional units and a second apartment complex has been incorporated into the plans.
The first apartment complex—for McDonough Workforce Housing and located north of the development’s main roadway—has 288 units on 27.95 acres. The complex is planned to include gated access, multiple playgrounds, a clubhouse and swimming pool, and a potential walking trail alongside the creek.
The second complex—for McDonough Senior Housing and located south of the development’s main roadway—has 182 units on 21.26 acres. The complex, featuring one four-story building and eight single-story cottages, will include a club room, movie theater, and fitness room within the main building. A central outdoor courtyard will also be constructed.
The project preserves 23.24 acres for future commercial development along state route 155. Eight acres for additional residential development is also available east of the senior housing.
The subject property has one planned entrance off state route 155 with a second emergency access point available via Cedar Road. The emergency access point also connects into the planned Symphony Park development, a separate rezoning request located behind (south of) Publix at Lake Dow.
The concept plan review should proceed forward to the planning commission’s public review and the McDonough city council in April. The project is exempt from the city’s six-month apartments moratorium because it’s an existing zoning, but may be delayed by the sixty-day moratorium for city water.
