January 12 update: the zoning advisory board recommended approval of the rezoning request.

The zoning advisory board tabled a rezoning request in November for a new mixed use development at the southeast corner of state route 155 and Kelleytown Road. The ZAB also recommended approval of a concurrent request to amend the future land use map to mixed use.

The development consists of 22.3 +/- acres. The project proposes approximately twelve acres of commercial development anchored by a new grocery store, two acres that could be built as either commercial or medical office space, and seven acres for residential development. It is the preference of the applicant to provide an age-restricted senior living complex on the seven acres; however, single-family detached housing is one possible option if an assisted living complex is not viable.

The applicant, JWA Ventures II, LLC of Montgomery, AL, is also the developer for the Shoppes at Ola Crossroads, rezoned by Henry County in April 2019. That development will be anchored by a new Publix shopping center forecast to open in the first quarter of 2021.

The rezoning request was tabled for the applicant to meet with county staff to better identify zoning conditions and clarify planned uses on the property. There were also extensive questions from neighboring residents about sewer availability to the subject property.
