McDonough approves residential rezoning requests

The McDonough city council considered three rezoning requests during its meeting on Monday, March 18. No audience members spoke during the projects’ public hearings.

Hampton Street Townhomes

The council voted 5-0 (one abstention, one absent) to rezone 8.92 acres from R-85 (single family residential) to RTD (residential townhome district) for property located at 235 Hampton Street. Smithton Homes, LLC of Marietta, GA is planning to build seventy-one townhomes on the property.

The applicant had requested five variances on the project, but city staff recommended alternatives for several. The council approved staff’s recommendation to allow the following:

  • private streets within the development, to allow for a gated community.
  • one car garages on sixty percent of the units, with the remainder featuring two car garages.
  • reduce the perimeter setback along Bridges Road to twenty-five feet, a reduction of five feet.

One of the variance requests was to lower the minimum square footage within the units. That request was denied. City code requires 1,200 square feet for one bedroom units and 1,300 sq ft for two bedrooms.

Bridges Road Apartments

The Reservoir Group of Watkinsville, GA submitted a request to modify zoning conditions for 23.3 acres zoned RM-75 (multifamily residential) on Bridges Road. The council voted 6-0 (one absent) to approve the request, with two additional conditions. The number of units was reduced from 270 to 250 and at least twenty five percent of building exteriors must be brick.

The land was rezoned in 1997 to the RM-75 zoning district; however, McDonough Community Development Director Rodney Heard commented at a previous meeting that the property had essentially zero zoning conditions. This week’s approval updates the zoning conditions to ensure a quality development. Rental pricing is expected to range between $1200 and $1600 per month.

Decatur Road Subdivision

Council members voted 6-0 (one absent) to modify zoning conditions for 12.26 acres located on Highway 155 North (Decatur Road) northwest of the intersection with Lawrenceville Street. The property was initially rezoned in 2007 to the R-50 zoning district to permit the development of thirty three single-family residential lots. The new request will reduce that number to nineteen and maintain a small pond on the property within a green infrastructure subdivision.

The McDonough City Council meets on the first Thursday and third Monday of each month starting at 6 pm, except when the schedule is modified because of holidays, at city hall on Keys Ferry Street. Residents within McDonough city limits and the surrounding areas are encouraged to attend meetings and stay informed about city government.
