Land zoned for apartments along Bridges Road could develop in the near future, though the applicant is first requesting a zoning modification to improve zoning conditions and increase the allowed density. The Reservoir Group has requested to increase the density from eight units per acre to twelve units per acre for 23.3 acres of property located across the street from the Heritage at McDonough seniors apartment complex.
The land was rezoned in 1997 to the RM-75 zoning district; however, the McDonough Community Development Director Rodney Heard commented that the property has essentially zero zoning conditions. If the land owner developed the property under the existing zoning, they could utilize vinyl siding and omit a gated entrance or landscaping.
The present-day rezoning request is an opportunity to add zoning conditions onto the property, and in exchange, the applicant is requesting an increase in development density. The city’s code caps the RM-75 zoning district at eight units per acre; the applicant has requested to increase the project to twelve units per acre.
The project is proposing nine three-story buildings centered around an open courtyard space. Each building would house thirty units totaling 270. An estimated breakdown of the units would include forty percent one bedroom, forty percent two bedroom, and twenty percent three bedroom.
Community amenities are proposed to include a swimming pool, club house, fitness facility, dog park, and walking trails. The development would feature a boulevard entrance and provides significant open space within the center courtyard area and throughout the property.
The McDonough Planning Commission held a workshop preview of the request on February 26. The MPC held public review for the request on March 5 and recommended denial to the city council. The McDonough city council heard an initial presentation about the request on March 7 and will hold a public hearing on Monday, March 18, at 6 pm. Residents are encouraged to attend the meeting at McDonough City Hall where an opportunity to comment on the request will be provided.
