
A new subdivision off Keys Ferry Road in Ola will have 159 one-acre lots on 239 acres. Henry County approved a request to rezone the property from RA to R-1 in February 2025.
Keys Ferry Road Subdivision
John Valdivieso of McDonough, GA applied to rezone 239 acres from RA to R-1. The property is located south of Highway 81 west of Keys Ferry Road in the Ola community. The R-1 zoning district permits, at minimum, one-acre lots. The land owner first submitted their application in 2022.
The subdivision will have one entrance off Highway 81 and Keys Ferry Road each. The amenity area has three acres of open space with a playground, pickleball court and open-air pavilion. The subdivision will also feature gated access. This means the internal streets will be private streets. Private streets become the homeowners association’s responsibility to maintain them.
About the Homes


Because of the large property and one-acre lots, the subdivision promises to be different than most new subdivisions in Henry County. “This will not be your typical mass grading community,” remarked the applicant’s engineer Steve Moore. Instead, the only clearing will be for roads, utilities and home sites. An illustration of this is above.
The homes will have a minimum square footage of 2,400 sq ft for single-story ranch homes and 2,600 sq ft for two-story homes. All homes will have a two-car garage. Some example elevations are in the photos above. The estimated price points are the high $600 thousands to $700 thousands.
A home builder is not yet selected for this project. The selected builder will have to follow the above conditions. Board members unanimously approved the rezoning request at their February 25, 2025 meeting.
The Vicinity
The above map shows the general area around North Ola Road and Keys Ferry Road. There are several other residential projects in the vicinity. In January 2024, the board approved a new subdivision on the north side of Highway 81. It is northeast of Keys Ferry Road. That project plans to construct 177 lots on 210 acres. It is presently in development plan review before beginning construction.
In addition, the property shaded in purple off North Ola Road is proposing a mixed-retail and senior subdivision project. It is scheduled for the zoning board meeting later this month. The BOC will consider it at a later date to make a final zoning decision.
Lastly, the green line is the proposed Keys Ferry Road extension. The project will extend Keys Ferry Road to intersect with North Ola Road. Henry County is presently accepting engineering proposals for the roadway’s design. The project is part of SPLOST VI.
